For various credit score levels I can offer 12 and 24 month bank statement average earnings to substitute for tax return requirements for owner occupied, 2nd home and investment purchase and refinance. This is only available for self employed borrowers that show earnings based on monthly deposits into a personal or business bank account. Must be self employed for a minimum of two years.  I can also use w-2 earnings IF one spouse is self employed. Product also allows short sale, foreclosures, and bankruptcy that have a discharge date > 24 months.

For investment property purchase and refinance only I can offer a true "stated" income for wage earner or self employed. No income documentation required of any sort.

Each borrower scenario will be different and interest rates as well as down payment, LTV limits, maximum loan amount, etc. will be determined on recency of credit events and current FICO scores.   All Alt Income Loans will require borrower paid "points" ranging from 0.5 to 2.5 Points. There are no pre payment penalties or PMI required for primary residence. 2 Year Pre Pay Penalty for Investment properties only.

For Lease Option to Purchase transactions executed >12 months ago I can use the CURRENT appraised value. This means any appreciation in value between sales price and appraised value is passed to the buyer as equity or down payment and thus mimimizing out of pockets costs.
